When preparing your home for listing, you must consider what upgrades your home requires before it goes on the market and what the potential
Buyer will be looking for. As a home seller, you must first take the mindset that it is no longer
your home – it is a marketable property. Remember, first impressions
are key. Coming up to your driveway, the walkway and into the front hall…a
buyer will make an impression in the first 30 seconds. Make sure your front
door is painted, the area is well landscaped and the yard is clean. When the
potential buyers walk in, the house needs to look beautiful, smell clean and
have something of interest to hook the buyer.
I’ve always said there is nothing that increases both the value and the ‘show-ability’ of a home more than a new paint job and hardwood floors. If you’re re-doing your walls, I also strongly recommend that you have a Colour Consultant (or a good friend with a great eye for design!) help you in establishing a great colour palette that will make a strong design statement in your home. And just for the record, when was the last time you freshened the paint on your walls?? We change our cars every 4 or 5 years, we should at least do the same with our walls. Believe me, you’ll be glad you did! I know from experience that kitchens and bathrooms are what sell homes. Period!! Small improvements that make a big difference include painting cabinets, adding molding, changing out light fixtures, putting in a new kitchen backsplash and replacing countertops. But beware of over-investing – over improvement will not pay off on resale! And for a good bang for your buck, replace taps or cabinet fixtures. Hardwood floors consistently remain one of the most common upgrades. It’s stylish, makes the house look fresh and modern, and lets buyers know that the house has been kept up to date.
