The Importance of Staging

When you've decided to put your home on the market, your goals should be: 1) To get Fair Market Value and 2) To get that Fair Market Value in the least amount of time. For Step 1, you need to choose an Agent who has a great sense of the sales trends and home types in your neighbourhood. That's why I specialize in the North Oakville Market, I have Tammy specializing in Milton and I have Jen in Oakville/Mississauga and the Toronto Condo Market. For Step 2, you need to choose an Agent who has great marketing, a great sense of visualization and a good understanding of what Buyers are looking for when they walk into a listing. I can't emphasize enough the importance of great staging as an integral step in the selling process. Lack of staging can easily come between you and a sale. And lack of great staging can hit you on the bottom line with lower offers. Great staging will reduce showings needed to achieve a sale, will shorten your time on the market and - most importantly - allow you and your family to get back to living your life. I know - showings are hard on homeowners. You have to keep the house spotless, make arrangements for pets to be out of the home, you can't cook with strong odours, you're constantly picking up after your kids, you're taking the garbage out every day and you're trying to remember to put toilet seats down and lights on every time you leave the house. So if great staging can shorten that - it's a no-brainer!! And don't forget - we can't stage your property if you haven't done all the pre-staging prep work. My team will walk you through room by room and leave you with a checklist. Again, the pre-stage prep work may be hard - but it's just as integral to the selling process as the staging. (And yes, we Agents do appreciate it when a Client agrees to hire a cleaning service since 'selling clean' is not your 'regular clean'. It really does make a difference and will help move your property more quickly.)
It's summertime now and the market will experience its natural cyclical slowdown, so it's even more important now to have your home show well. And that means great staging!!
