Is Realtor.ca the Best Site for Oakville Homes?

If you’re looking to buy and sell property in Oakville, Realtor.ca will help you find the right property. It IS still the very best website you can use.

Members of the Canadian Real Estate Association (CREA) are referred to as REALTORS. These agents display the realtor ‘r’ logo on their business cards and other literature. REALTOR members are allowed to list your property on multiple listing service (MLS).

This is a database that enables real estate agents to share information about properties with other agents who may be representing a seller or a buyer. When looking for the ideal agent, keep in mind that not all agents are REALTORS.

How Realtor.ca works

REALTORS adhere to a strict code of ethics of the Canadian Real Estate Association known as the REALTOR code. The code of ethics ensures that the rights and interests of consumers are protected. They have to adhere to MLS membership rules, which allow members to show and sell the listings of other members.

Once you’ve signed the listing agreement with your realtor, he or she can place your home on MLS. The listing agreement grants your realtor the rights to use the listing content such as video recordings, remarks, written descriptions, images, virtual tours and other elements of the property. It also outlines the following:

•       Beginning date and termination date

•       The terms and condition under which the brokerage fee will be paid

•       Amount of compensation offered to the broker

•       The list price

Your realtor is not allowed to use any listing content over which you exercise control or ownership. If they do, they will be denied the rights to use MLS.

Costs Involved

If your realtor is a member of CREA, you will not pay to have your home listed on MLS. Sellers who wish to sell property through for sale by owner (FSBO) can list their property on Board’s MLS at a fee. This is referred to as a mere posting. All mere posting on Board’s MLS areas are uploaded by the board toRealtor.ca and is similar to the listing posted by a full service realtor. Sellers who list their property through FSBO can pay anywhere from $99 to over $800 with a discount brokerage. Other realtors may ask for 6% of the sales commission.

Benefits to the seller

Using a REALTOR to sell your home is of great benefit. Realtor.ca enables your property to gain more exposure to buyers. Other realtors can see your property and show it to potential home buyers.

REALTORS will help you get the most out of your home because they’re up to date with the current real estate market information. Their negotiation skills and professionalism will help keep the deal on track.

They assist you to present your home in a way that will fascinate most buyers. They also ensure that your rights are protected as a seller.

Benefits to the Buyer

A REALTOR is connected to a network of agents and sellers; therefore, they have many resources to help you find the ideal property.

They will help you determine your buying power and let you know what you can actually afford. They assess your financial reserves and borrowing capacity to determine the financial options available.

REALTOR uses market elements such as financing, terms, date of possession, repairs to the property and equipment to negotiate. If you intend to carry out an inspection on the property, the purchase agreement provides the period of time required to complete investigations on the property. He or she should advise you the important inspections that need to be done.
